Portugal Golden Visa Renewal in 2026: The New AIMA Portal, Real Fees and What It Does Not Fix

Portugal has finally made Golden Visa renewals digital. That is good news for existing cardholders, but the improvement is narrower than the headlines suggest. It changes how an eligible residence card is renewed. It does not change who qualifies for ARI, remove the need to maintain the investment, guarantee a decision date, or prove that first applications are moving faster.

The distinction matters because Portugal now operates two different digital paths. An existing ARI holder renews through AIMA’s Renewals Portal. A new investor still applies through the separate ARI Portal and must pass document validation, scheduling and an in-person stage before receiving the first card.

For families already in the program, the 2026 portal is a real administrative improvement. For prospective applicants, it is not evidence that the waiting room has disappeared.

What changed for Portugal Golden Visa renewals in 2026

AIMA announced that ARI renewals would move to its Renewals Portal from 16 February 2026. The agency made the renewal request and payment process digital and designated the portal as the channel for those administrative acts.

The current window is broader than the original announcement. In its 1 July 2026 update, AIMA said the portal was available for ARI permits with an expiry date between 22 February 2020 and 31 October 2026.

That date range is operational, not permanent law. It tells a cardholder whether the portal currently recognizes the permit’s expiry cohort. AIMA can extend or revise the window, so an applicant should verify it on the agency’s own page at the time of filing.

The process now works in this order:

1. The holder enters the Renewals Portal and confirms that the permit falls within the current expiry window.
2. The renewal request is submitted online.
3. The applicable government fees are paid through the portal.
4. Supporting information and documents are handled digitally.
5. AIMA reviews the file.
6. If new biometrics are required, AIMA schedules the appointment and sends the date, time and location.

The biometric visit, when required, is not a return to the old paper process. AIMA says the in-person attendance is limited to biometric collection while the rest of the renewal remains digital.

The two Portugal Golden Visa portals do different jobs

The word “online” can create the false impression that Portugal now has one streamlined Golden Visa process. It does not. The official pages describe separate workflows.

That last row is the important one. AIMA’s renewal update is evidence about renewals. It is not a published service-level commitment for first grants. Any adviser using the new portal to promise a short first-card timeline is joining two facts that the official sources keep separate.

Portugal Golden Visa renewal fees in 2026

AIMA’s fee table in force from 1 March 2026 has one column for the standard rate and a lower digital-channel column. Because ARI renewals now run through the digital portal, the online figures are the practical starting point.

These are per-person charges. The schedule separately applies the same renewal amount to family members holding residence through ARI family reunification.

That makes family size financially important even though the qualifying investment is generally made once by the principal applicant:

What the online portal does not waive

A digital channel changes administration, not the conditions behind the residence permit. A renewal file still needs to support the continuing legal basis for ARI.

The holder should be ready to reconcile at least four evidence categories with Portuguese counsel:

• identity, passport and existing residence-card records;
• continued compliance with the qualifying investment route;
• the required physical presence during the relevant permit period; and
• current family relationship and dependency evidence for accompanying relatives.

The exact document list depends on the investment route, the applicant’s history, the family composition and what AIMA already holds. It should be built from the live portal request and the official instructions, not copied from a provider’s old checklist.

The basic residence conditions also remain intact. AIMA describes ARI as a temporary investor residence permit, generally valid for two years, with a minimum presence of seven days in the first year and fourteen days in subsequent periods. Expired cards are not travel documents

The renewal receipt is important evidence inside Portugal. It should not be sold as a substitute for a valid residence card at every external border.

AIMA’s English guidance states that a receipt proving a renewal request is not a travel document and does not guarantee movement through other Schengen countries. Airlines, border authorities and destination states apply their own document rules.

Before leaving Portugal with an expired card, verify:

1. the passport is valid for the trip;
2. the residence card is accepted for the planned itinerary;
3. any renewal evidence is recognized by the carrier and destination; and
4. the return route does not rely on an assumption that works only inside Portugal.

This is a travel-document question, not merely a renewal-filing question. It deserves confirmation for the specific nationality, route and dates involved.

The real renewal decision now happens at year five

The portal solves a clerical problem. Portugal’s 2026 nationality reform creates a strategic one.

Many Golden Visa plans were designed around a five-year route to citizenship. Portugal’s current nationality framework now points to a longer horizon for most applicants. That means an ARI holder approaching five years should not renew automatically without comparing three paths:

The correct path depends on why the family entered the program. Someone who values a low-stay EU foothold may accept further ARI renewals. Someone now living in Portugal may have a different residence option. Someone who bought only for an expected five-year passport should re-run the entire decision.

Four dates belong in every ARI renewal record

The strongest defense against administrative confusion is a dated decision file. Record:

1. Card expiry date. This determines whether the permit falls inside AIMA’s current portal window.
2. Renewal submission and payment dates. Preserve portal confirmations and the exact payment orders.
3. Presence dates. Keep travel evidence tied to the permit period rather than a rough annual estimate.
4. Investment and strategy dates. Track when capital was committed, when the first card was issued, the relevant holding period and when permanent residence or another route can be evaluated.

Those clocks answer different questions. Combining them into one “five-year Golden Visa” date is how applicants lose track of the permit they actually hold.

Portugal’s online ARI renewal process is a genuine improvement. It reduces unnecessary visits, makes payment and submission more traceable, and gives existing cardholders a clearer administrative channel.

It does not fix everything. The portal does not shorten the citizenship law, remove the investment obligation, turn a renewal receipt into a Schengen travel document, or establish a faster timeline for first applications.

The best use of the new system is not simply to renew faster. It is to force a documented review before more capital, fees and time are committed. Confirm the card’s current portal eligibility, calculate every family member’s cost, rebuild the compliance file, and decide whether ARI is still the right residence product for the next period.
