Bahrain's Golden Residency is one of the clearest property-residence products in the Gulf. The dedicated government site identifies the status as permanent residence, publishes the eligibility criteria, fees, family treatment, processing target and absence rule, and links directly to the government application service.
The property threshold fell to BHD 130,000 in November 2025, roughly USD 345,000 at the official program's stated conversion. Applicants can combine their personal shares across more than one property. The program says property-owner applications take five working days, with a BHD 5 application fee and BHD 300 issuance fee per applicant or dependent.
This is a residence and lifestyle product, not a travel-document purchase. It gives the family a durable base, work and business optionality and no minimum stay, but it does not create Schengen rights or an automatic Bahraini citizenship path. Property selection and resale value remain the central investment risks.

Tax
Bahrain's official Golden Residency FAQ describes a 0% personal income tax environment. Business activity, VAT, real-estate charges and home-country tax can still apply, and holding permanent residence does not by itself resolve where an applicant is tax resident.
